This problem affects neighborhoods near the ocean, where property values have soared. Coastal property, particularly with ocean views, have long been the province of the wealthiest among us. Also, these are parcel sizes that are smaller than in other areas, going back to a time in Santa Cruz County when many of these were weekend houses or retirement properties.

This amendment will impact (negatively) the use of your coastal property by amending the definition of the “Site Area, Net” for residential properties. It will exclude the area from the top of a coastal bluff to the bayward property line, not including coastal arroyos, from being considered in a parcel’s size when determining the allowable size of your home.
